We act for a substantial
High Street Supermarket Chain who trade throughout the UK from commercial
shop units with residential flats above the store.
Previously, our Clients were not concerned
about the residential aspect to their properties.
We took over the management of all the residential
parts, collecting rents, organising repairs, and arranging
refurbishments on an ongoing basis.
Arrears have been substantially reduced, rental
returns are increasing as units are improved and the whole
portfolio is being looked after in a professional manner. |

We were approached by a Private
Company with a portfolio of residential flats in Northolt,
Middlesex.
The portfolio contains a number of Assured Shorthold and
Regulated Tenancies and a number of long leaseholders.
Arrears were substantial and many flats required refurbishment.
Since taking over a number of flats have been ‘upgraded’ and
re-let and arrears have been substantially reduced. |
Some years ago we took over
the management of a commercial unit in Cheshunt, Herts.
Arrears at the time were over £26,000,
and rent was not being paid.
By the present day all arrears are now cleared,
and the tenant now pays the rent regularly by the quarter date. |

An elderly Client asked us
to take over his substantial ground rent portfolio, only a
few months ago (in 2006).
When we took over, many leaseholders had not kept up ground
rent payments and leases ere being lengthened, and disposed
of at extremely low premiums.
Our Client is now benefiting from our Management Services. Ground
rents are being collected, and lease extensions are being granted
at proper market premiums.
